When I first got into this deal, I was a passive partner with a full-time operator who bought the property at 80% occupancy. They brought it up to 100%, and from day one it's been cash flowing about 8% cash on cash. Since then, both the cash flow and equity have grown.

The thing with real estate that you're not getting with stocks is this. When you boost the net operating income of a property, yes, you're getting more cash flow. But the value is based off that number, so you also get equity appreciation on top of it. Add in depreciation, and it's one of those unicorn asset classes where you can get equity growth, cash flow, and tax benefits all at once.

This deal is nothing crazy. It's 8% cash on cash with some modest equity growth. But I feel really good about it. I can sleep extremely well at night. It's a solid single, maybe it'll be a double. Either way, it's bringing me closer to the freedom Amy and I are building.
