**Hull and Back — A Real Day in the Life of a Property Investor**

In this video, I take you behind the scenes of a trip to Hull, Yorkshire, where I visited one of my three-bedroom HMO properties with my building team.

The main job was replacing the flat roof above the bathroom, but as with most property visits, there was more work waiting for us. We also cut back the overgrown trees and shrubs, inspected the property, and made sure everything was moving in the right direction.

Property investing is not always glamorous.

After a full day on site, I stayed at the Holiday Inn Express—but the air conditioning was not working, which meant a very hot and sleepless night!

Despite that, the trip was productive, the work was completed, and we came away with positive results.

This is the real side of property investing and HMO ownership: travelling to projects, managing maintenance, working with builders, solving problems, and protecting your investments for the long term.
